गुरुग्राम। चिंटेल्स पैराडिसो के डेवलपर और रेजीडेंट्स की महत्वपूर्ण बैठक बुधवार को लघु सचिवालय स्थित कॉन्फ्रेंस हॉल में डीसी निशांत कुमार यादव की अध्यक्षता में हुई। बैठक में जिला प्रशासन के निर्देश पर चिंटेल्स पैराडिसो के डेवलपर ने टावर-डी, ई व एफ के रेजीडेंट्स को समझौते के लिए दो विकल्प सुझाए हैं।डीसी निशांत कुमार यादव ने बैठक में रेजीडेंट्स को बताया कि पूर्व में हुई बैठकों में टावर-डी, ई व एफ के रेजीडेंट्स द्वारा डेवलपर की ओर से समझौते के विकल्प तैयार करने की मांग रखी गयी थी। जिसके आधार पर चिंटेल्स पैराडिसो के डेवलपर ने समझौते के दो विकल्प तैयार किए हैं। इसमें पहले विकल्प के तहत टावर- डी, ई व एफ के रेजीडेंट्स द्वारा फ्लैट वापिस करने की सूरत में डेवलपर द्वारा प्रति वर्ग फीट की निर्धारित राशि और स्टाम्प शुल्क (जो फ्लैट की रजिस्ट्री के समय भुगतान किया गया था) की अदायगी की जाएगी। वहीं दूसरे विकल्प के तहत बिल्डर द्वारा तीन साल की अवधि में नए फ्लैटों का निर्माण किया जाएगा। जिसमें रेजीडेंट्स को प्रति वर्ग फीट का निर्धारित शुल्क देना होगा। डीसी ने रेजीडेंट्स को आश्वस्त किया कि वे इन दोनों विकल्पों में से किसी एक विकल्प का चुनने के लिए पूरी तरह से स्वतंत्र है।
टावर-डी की इंटीरियर वैल्यूएशन रिपोर्ट तैयार
बैठक में रेजीडेंट्स द्वारा इंटीरियर पर खर्च की गई राशि के भुगतान के सवाल पर डीसी ने कहा कि रेजीडेंट्स की मांग पर जिला प्रशासन ने एक स्वतंत्र एजेंसी से टावर-डी की इंटीरियर वैल्यूएशन रिपोर्ट तैयार करवाई है। इसी क्रम में अगले एक सप्ताह में टावर ई व एफ की भी इंटीरियर वैल्यूएशन रिपोर्ट तैयार की जाएगी। उन्होंने डेवलपर को निर्देश दिए कि एजेंसी की जांच रिपोर्ट में इंटीरियर का जो भी वैल्यूएशन होगा उसका भुगतान रेजीडेंट्स को किया जाएगा। डीसी ने डेवलपर को यह भी निर्देश दिए कि यदि कोई रेजीडेंट पहले विकल्प का चुनाव करता है तो डेवलपर को आगामी चार माह में पूरी राशि का भुगतान करना होगा। उन्होंने स्पष्ट किया कि जब तक डेवलपर द्वारा पूरी राशि का भुगतान नही किया जाता तब तक डेवलपर की ओर से रेजीडेंट्स को जो किराये का भुगतान किया जा रहा है व इसी प्रकार जारी रहेगा। उन्होंने डेवलपर से कहा कि वे आगामी एक हफ्ते में समझौते का ड्राफ्ट तैयार कर उसे रेजीडेंट्स की लीगल टीम के साथ सांझा करें।

बैठक में यह विषय भी आया कि डेवलपर द्वारा सेंट्रल बिल्डिंग रिसर्च इंस्टीट्यूट (सीबीआरआई) द्वारा टावर डी, ई व एफ की ऑडिट रिपोर्ट तैयार करवाई जा रही है। इस पर डीसी निशांत कुमार यादव ने रेजीडेंट्स को आश्वस्त करते हुए कहा कि डेवलपर अपने स्तर पर किसी भी प्रकार की ऑडिट कराने के लिए स्वतंत्र है। फिर भी यदि सीबीआरआई की रिपोर्ट आईआईटी की रिपोर्ट से भिन्न आती है तो जिला प्रशासन द्वारा एक तीसरी स्वतंत्र एजेंसी से इसकी ऑडिट रिपोर्ट तैयार करवाई जाएगी।
